Lee’s Grand Lake Resort offers a wide range of facilities and amenities to meet the broad needs of its permanent residents, weekend visitors, and vacation visitors. Lee’s is dedicated to providing a desirable environment for both recreational and residential living. The purpose of these rules is to maintain the desirability of Lee’s, while providing the recreational freedom and relaxing atmosphere you have come here for.
GENERAL REGULATIONS 1. The lawn and cliff maintenance will be maintained as a Resort service as we are able. If any resident’s yard requires additional or unusual maintenance, it is to be done by the resident or arranged separately with the Resort Management. Fall leaves will be removed (from the common areas) as we can. You are responsible for removing leaves from your own yard. Please rake leaves to the road and we will remove them. Failure to rake leaves will result in an additional $30 charge for each occurrence when the Resort Management is required to do so for the resident. 2. Resident owned mobile homes or recreational vehicles (RV’s) are for use by only persons listed on the lease agreement. Married or adult children who live away from your home are considered to be guests. Your guests may only visit the resort when you are present, except under special circumstances set up with the Resort Manager in advance. 3. Please advise guests of these rules of the resort, especially concerning supervision of children and pets. 4. Subletting or renting of any space, mobile home, RV lot or boat is NOT permitted without written approval from the Resort Management. 5. The building of outside additions, fences, decks, docks, porches, steps, storage sheds, parking sheds, tents, etc. require prior written approval of the Resort Management. 6. Storage of boats, trailers, or any other permanent parking of extra vehicles must be approved through the office. 7. Trucks larger than 3⁄4 ton are not prohibited without approval. 8. No major auto repairs are to be performed in the Resort without approval. Immobile vehicles may not be kept at the Resort. Immobile vehicles left at the Resort longer than 30 days will be towed, by the resort, at the owner’s expense. 9. A complete laundry facility is provided by the Resort. Residents are permitted to have laundry facilities in their units except washers require approval if the Resort Manager in the older section of the park sites 22-24 plus 33 & 34 Washers are NOT ALLOWED in the Lake Front sites 25-28. Temporary clothes lines are permitted only if they are set up so as not to present a safety hazard or spoil the Resort appearance. 10. A trash disposal area is provided by the Resort. We have contracted for bagged household trash only. All other items you wish to dispose of must be transported to the local landfill. Putting other items in the dumpster area could result in a cancellation of your lease or an increase in your fees. 11. PET POLICY: In general, all pets, including but not limited to dogs and cats, shall be kept leashed and under the control of their owner whenever they are outside their lot, and shall not be allowed to run free or unleashed at any time, or to otherwise interfere with the rights, comfort or convenience of other residents. All pet owners must understand and be aware that the actions of animals cannot always be predicted. Pet owners agree to indemnify, hold harmless, and defend Resort owners against liability, judgments, expenses (including attorney fees), or claims by third parties for any injury to any person or damage to property of any kind whatsoever caused by the resident's pet(s). • Pets may not be walked close to another resident’s lot area, including its patio, deck or front doors and windows without consent. Pets not allowed in public areas, resort office, café, playground and dock office. • All waste/excrements must be immediately collected and properly disposed by pet handler. Proper disposal means no waste/excrements shall be left on resident’s lot. • Pets must have rabies vaccination and provide that document to Office. • It is normal for dogs to bark and make noise, but not all the time and not at a level that annoys the neighbors. Frequent intermittent barking over lengthy periods; sustained barking over more than a minute or two; barking in the morning or late at night is not allowed. • Residents are only allowed up to (2) pets at any time. This can be a combination of 2 dogs or 1 dog and 1 cat, etc. Current residents will be grandfathered in if they have more than 2 pets. This would exempt current residents from the new pet limit rules. However, if they give away a pet or one passes, they will be held to the 2 pet limit per this agreement. • Pet owners are responsible for the behavior and well-being of their pet(s). Any aggressive behavior toward any person or another pet may be grounds for removal of pet. Resort owners reserve the right to file a civil lawsuit requesting injunctive relief against any pet or pet owner or pets displaying aggressive behavior or any non-conforming owner. • All pet owners must complete and submit a Pet Registration Form for each pet. These forms must be turned in at the office. • Any stray pets need to find a home/owner or will be turned over to animal control. 12. The use of Illegal drugs is not permitted. 13. The firing of guns of any kind is not permitted. 14. No personal fireworks in the Resort are allowed. 15. Responsible operation of motor vehicles is required in the Resort. Please adhere to posted speed limit signs. A valid driver’s license is required for anyone operating a motor vehicle at the Resort. Parking of vehicles on grass is not permitted, except in campsites. Operation of excessively noisy vehicles or reckless operation of any vehicles will not be tolerated and may result in eviction. 16. No one younger than 12 years old may be allowed to operate golf carts within the Resort area unless accompanied by an adult. If complaints of reckless driving are received, golf cart privileges will be suspended and may result in eviction. 17. Signs of any kind may not be posted in Resort. Exception is: a single “For Sale” sign not exceeding 12”x16”. RESORT FACILITIES 1. Rules for the use of the pool are posted. Children under 14 years old require adult supervision. Residents and Guests acknowledge there is no life guard provided by the Resort. Residents and Guests acknowledge they are using the pool facilities at their own risk. If children break the posted rules they will have to be supervised at all times or lose pool privileges. 2. NO GLASS CONTAINERS IN POOL AREA. Broken glass poses a hazard to all and will require a complete shutdown of the pool until the pool can be drained and all fragments removed and refilled. The cost of doing this will be imposed on the person who brings glass into the pool area. 3. All children 12 years old and younger MUST wear life vests down on the docks and be accompanied by an adult. Dock privileges will be suspended to anyone that will not abide by this rule. 4. Swimming is allowed in the lake by the fish house. No swimming allowed around the fuel and boat area. Residents and Guests acknowledge there is no life guard provided by the Resort. Residents and Guests acknowledge they are using the dock facilities at their own risk. 5. You MUST be at least 16 years old to operate boats in the Marina. You must be 18 years old to operate Lee’s Resort rental boats. 6. All Resort facilities close at 10 pm. Quiet time is also at 10 pm. If extended hours are required for special occasions, please get the approval of the Resort Manager. 7. The Recreation Building is available for use by all Resort residents. It may be reserved for special occasions through the Office. Children are not allowed to use Recreation building without adult supervision. MOBILE HOMES 1. Mobile Homes are to have approved skirting installed within 30 days of being moved into the Resort. Additional charges may be accessed at the discretion of the Resort Management for failure to adhere to the period listed. 2. Anchoring of mobile homes (according to current HUD code) is required within 14 days of the home being installed. Additional charges may be accessed at the discretion of the Resort Management for failure to adhere to the period listed. 3. Steps are to be neat in appearance and safe and conform to the current HUD code. No steps other than HUD approved are to be used (i.e. Concrete blocks). 4. Picnic tables are not provided by the Resort. 5. Mobile homes must be kept clean (No mildew or dirt build up and painted as needed). Any mobile homes not kept mildew and dirt free will be notified to pressure wash. If not pressure washed in 60 days, the Resort reserves the right to pressure wash with an additional charge of $200 to the tenant. 6. Yards must be kept neat without clutter and debris. This is the responsibility of the tenant. RECREATIONAL VEHICLES (RV’S) 1. A picnic table will be provided by the Resort for each RV site. 2. Please only park in a space assigned to you. If you need additional parking space, ask the Resort Manager to see if any additional parking is available (additional charges may apply). 3. Each RV is to be kept clean and neat. No mildew or dirt build up. Any RV not kept mildew and dirt free will be notified to pressure wash. If not pressure washed in 60 days, the Resort reserves the right to pressure wash with an additional charge of $200 to the tenant. 4. RV sites are to be kept neat and free of clutter and debris. This is the responsibility of the tenant. FISHING DOCKS 1. Fishing docks and individually owned boat docks may be secured to the Resort shoreline, only with the approval of the Resort Manager. 2. Docks are to be well maintained and neat in appearance. 3. Steps, and the maintenance thereof, are the responsibility of the dock owner.
